History
The Kenmara site operated as the Lansing Country Club and the Sportsman's Club for nearly 80 years prior to closing its doors and selling the property in 2020.
Over the years, several companies put forth proposals to redevelop the site, with the primary focus being industrial and warehouse/distribution due to adjacent industrial parks, train lines, and gas and electrical infrastructure.
However, the site had several challenging features that hindered those proposals from proceeding. In particular, the site had no access from the Munster side of the property and the major gas and electric infrastructure abutting the property required complicated engineering and the crossing of land owned by NIPSCO.
Saxon Partners acquired the site in 2020 and worked with Town of Munster and NIPSCO to design access into the site via an extension of Fisher Street in a manner that avoided interfering with the adjacent utility infrastructure.
To facilitate traffic safety, Saxon acquired additional property near Fisher Street and Manor Avenue to allow for the reconfiguration of Timrick Drive and Evergreen Park.
Saxon also worked closely with Northern Indiana Commuter Transportation District (NICTD) on the Monon Rail extension by coordinating the street-level rail crossing at Fisher Street and the addition of roadway and pedestrian underpasses into the elevated section of the rail line that abuts the Kenmara site.
The complex engineering and legal efforts to accomplish the above items were completed in 2025, after which NIPSCO conveyed land to the Town of Munster across the NIPSCO right-of-way to allow for the Fisher Street extension. During that same period, NICTD completed the construction of the South Shore Line extension abutting the site with commuter rail service commencing operations in the spring of 2026.
The Kenmara Technology Park zoning was filed with Munster in the fall of 2025 in preparation for marketing the site to potential tenants in 2026.
Work is in progress to finalize the engineering plans to upgrade electrical services and place them underground in connection with the roadway improvements so that those improvements could proceed in 2027.

Town of Munster approves roadway and utility design, including Timrick Drive reconfiguration and Fisher Street extension.
NICTD incorporates the Fisher Street crossing and potential future roadway and pedestrian underpass points into the design of new branch of the South Shore Line that abuts the site.
