The Kenmara Technology Park Planned Unit Development (PUD) is a 59-acre development area located entirely within the Town of Munster and part of the larger Kenmara Technology Park redevelopment property spanning the Munster, Indiana and Lansing, Illinois area.
Positioned within the Chicago metropolitan region, the site offers a bi-state redevelopment opportunity for future technology, research and development, innovation, and related commercial users.
With its scale, location, and connection to regional economic assets, the Kenmara Technology Park PUD is planned to support long-term growth in Northwest Indiana and the broader Chicago-area market.
The Location
The Kenmara Technology Park PUD is located within an established Munster industrial and commercial corridor with two railways and two industrial parks directly abutting the property.
The site's location provides a number of advantages, including access to the Chicago metropolitan market, connections to Northwest Indiana and Illinois economic activity, transportation routes, rail infrastructure, proximity to leading university and research facilities and a skilled workforce.
Planned for Future Development
The Kenmara Technology Park PUD is intended to support future users in technology, research and development, innovation, and related commercial sectors, including hospitality and recreational facilities.
Future development will be guided by standards for site design, access, landscaping, screening, lighting, stormwater, and other review requirements.
This creates a more predictable path for future development proposals while allowing the site to respond to market interest and long-term economic development opportunities.
Site Planning and Review Framework
The Kenmara Technology Park PUD was approved by the Town of Munster in November 2025. The Town of Munster Plan Commission is currently considering updated standards for that PUD.
The update would add more detailed development standards and review procedures for future development within the 59-acre Kenmara Technology Park PUD. The purpose is to create a clear, predictable framework for future users while preserving the Town of Munster’s review process for future development proposals.
Once prospective users are secured for the site, project-specific proposals, site plans, and development agreements will be reviewed under the Town of Munster permitting processes, which include public hearings.
